Questions, answered
Find clear answers about the service, preparation and next steps.
What is the legal notice period?
Where a landlord relies on Article 25(1)(h) of Dubai Law No. 26 of 2007, as replaced by Law No. 33 of 2008, the tenant has thirty (30) days from service of notice to comply with the relevant legal or contractual obligation. Different grounds or claims may have different requirements.
Is a legal notice necessary?
Yes, when eviction is sought under Article 25(1)(h), a notice requesting compliance is required. The paragraph following Article 25(1) requires service through a Notary Public or by registered mail. Other breach notices depend on the facts and requested remedy.
What does the legal notice service include?
The service can include notice drafting, Arabic–English legal translation, customer review and confirmation, registration coordination, attestation follow-up and standard notice delivery, subject to the confirmed scope and applicable requirements.
Will I review the notice before submission?
Yes. You will be asked to review and confirm the notice details before submission or registration.
What documents should I prepare?
Please prepare the tenancy contract or Ejari record, the relevant obligation or clause, correspondence, photographs, reports, bills, earlier requests and evidence of the corrective action sought.
What happens after the notice is delivered?
You receive the available delivery or status information. If the alleged breach is not remedied, any eviction claim, damages claim or other proceeding is separate and requires further assessment.
Does RentFlow guarantee acceptance or an outcome?
No. Authority or third-party acceptance, payment, compliance and outcomes cannot be guaranteed.
Are the requirements the same in every matter?
No. They depend on the facts, documents, the notice ground and the governing requirements.
Will I receive a confirmed scope before work begins?
Yes. The available information is reviewed so the requested support and quotation can be confirmed.
